Workmanship
We will carry out the agreed scope with appropriate care and skill and communicate material issues we identify. If you believe an agreed part of the work was missed, contact us promptly so we can review it.
A cleaner surface isn’t necessarily a new surface
Cleaning can make a real difference to how a surface looks, but it does not make an older, weathered or previously repaired surface new. Cleaning is not the same thing as restoration.
Surface and environmental limits
Staining, weathering, faded coatings, organic growth and previous damage can limit the result. How a surface responds depends on:
- the surface material;
- its age and condition;
- the type and depth of contamination;
- staining;
- previous repairs;
- coatings; and
- weathering.
Some stains and surface marks can be difficult to remove completely, and some need specialist assessment or a different service. We do not guarantee complete stain removal or a particular cosmetic appearance unless that is specifically included in the agreed scope and can reasonably be achieved.
Heavier treatment
Some stains or contamination need additional or more intensive treatment, and that treatment is not automatically included in a standard clean.
Where a different treatment may help, we will explain the option before proceeding, along with any limitations and the additional scope or cost involved. Work outside the agreed scope goes ahead only with your approval.
Hidden conditions
Cleaning can reveal pre-existing conditions that were not reasonably visible beforehand, such as cracks, previous repairs, etching, colour variation or coating failure. Our Site Conditions & Existing Damage page explains how we handle this.
Repairs and maintenance
Cleaning or maintenance is not automatically repair, repainting, sealing, pest treatment, structural work or restoration. We will recommend another trade where an issue falls outside the agreed scope.
Property Handover & Cleanup
Property Handover & Cleanup does not include the removal or disposal of construction waste, building debris, hazardous materials or other waste requiring specialist disposal.
Electrical, plumbing and other licensed or specialist trade work is not included and must be carried out by the appropriately licensed or qualified professional.

Contacting us early gives us a reasonable opportunity to understand your concern, review the relevant records, inspect the area where appropriate, compare what you have raised with the agreed scope and the condition documented at the time, and discuss a practical response with you.
